Taking out a mortgage loan can be difficult if your circumstances are slightly out of the ordinary. Factors that can affect your mortgage loan eligibility include;

  • Being self-employed
  • Having just started in business
  • A bad credit rating, or
  • Having a County Court Judgement (CCJ) against you.

Mortgage lenders will see all of these situations as potential problems for mortgage repayment.

That doesn't mean you can't get a mortgage, but it does mean that you may have to look harder to find your mortgage and choose from a more limited range of mortgages or lenders.

· Self-Certification Mortgage
If you are self-employed or have just started in business and don't have proof of three years' income, you can self-certify your income. This means that the mortgage lender will accept your estimate of your income. This is a valuable and important way of helping self-employed homeowners get a mortgage loan.

If you are planning to self-certify, be careful not to inflate your income above its actual level. Always make sure that you can afford your monthly mortgage loan repayments, even if interest rates rise significantly.

· Adverse Credit Mortgage
Some lenders specialise in mortgages for people with what is known as an "Adverse Credit History" or "Bad Credit". Mortgage lenders use a scoring system to check the credit worthiness of prospective borrowers. If you don't score highly enough, they will not provide a mortgage for you.

However, some lenders, specialise in providing bad credit mortgages for people who have an adverse credit history, calculating that those who have fallen into debt previously will know how to be more careful in the future.
